Description of 117 7th Ave N, Franklin - MLS# 3146666

Welcome to the Kirkpatrick Estate — a historic Franklin home that clearly decided life was too short to be boring. Located just one block from the heart of Downtown Franklin and offered fully furnished as a 1-year rental, this 3-bedroom, 2.5-bath home mixes timeless character with the kind of personality most houses only dream about. Inside you’ll find tall ceilings, original 1800s trim, bold wallpaper, and themed rooms that make every corner feel like it has a story to tell. It’s the kind of place where guests walk in and immediately say, “Wait… this house is awesome.” The chef’s kitchen features a stunning Lacanche French range, which basically means if you can’t cook well on it, at least you’ll look impressive trying. The living spaces flow easily for everyday life or entertaining friends who conveniently decided to “stop by” after hearing where you live. Step outside and you’re less than a 5-minute walk to the restaurants, shops, and energy of Downtown Franklin. Close enough to enjoy it whenever you want, but just far enough away to retreat back to your quiet street. The private backyard is ready for relaxing evenings with a spa and Green Egg BBQ, and the home is wired for a generator—because historic charm doesn’t mean giving up modern practicality. And just when you think you’ve seen it all… downstairs you’ll find a Chicago-style speakeasy themed basement, the perfect spot for entertaining, unwinding, or pretending you’re running a very classy 1920s operation. Homes like this rarely come available — especially this close to downtown Franklin. Once you see it, you’ll understand why people don’t want to leave.
