It is growing and one of the largest cities in the state. Nevertheless, one of the features that makes Franklin such a standout location is that it maintains its community feel.
The real estate opportunities present in Franklin vary widely. Homebuyers can be confident that they will find a home that fits all of their needs here. To get a good idea of what the area has to offer, consider a few of the most recent trends in this community. These trends are accurate as of the start of October 2016:
Franklin is a modern and more affluent community than some others in the Nashville metro area. The median sale price of a home in Franklin is about $420,000. That is about an 8 percent increase from October of 2015. Like much of the region, home values are growing here quickly due to the demand for homes, lower inventory levels, and overall desirability of the region. The average price per square foot in Franklin is $171. This has also increased, by about 8 percent in the last year. Keep in mind that, when compared to home rental rates, which were $2250 in October of 2016, homeownership can still be very attractive and affordable. Rental rates are also on the rise, up 2 percent from 2015 to 2016.
Franklin is a modern community with numerous home styles available for property owners to choose from. Some of the most common homes were built in the last 20 years (or much sooner). These are often custom homes. Colonial-style homes, Victorian-style homes, and a wide range of more modern designs are popular here. While single-family homes are by far the most common option in Franklin, you will find several other options available as well. Condominiums and townhomes are growing in demand, especially in the downtown and more urban areas. You will also find apartments and lofts available in this community as well.
While much of Franklin is developed, there are several areas of new development in and around the community. Buying in a subdivision is common here for new developments. Home prices range widely in these neighborhoods, but you will find some of the most affluent homes are custom-built homes on the outskirts of town. Some of the largest home builders in Franklin include Ryan Homes, Pulte, Castle Custom Homes, and Kole Custom Homebuilders, but a variety of additional options exist as well.
Overall the Franklin, Tennessee real estate market is one that is focused on growth. There is a lot of demand here and not enough homes on the market to meet that demand. This has created a sellers' market, with a variety of opportunities for buyers to find quality homes that will likely grow in value over the long term.
