PRACTICAL APPROACH TO HOME PURCHASE:
Please allow us to take this opportunity
to suggest several ideas worthy of consideration. Remember
that purchasing your home is a PROCESS and not an event. There
is a systematic approach that can make this process much more
manageable, less stressful and more pleasant if you follow
certain steps.
The first and most important decision
that you have made at this time is consciously selecting a
Realtor who is diligent, professional, knowledgeable and skillful,
who will act on your behalf as a Buyer’s Representative
in your transaction. You are not “just buying a home”;
you are making an important financial and business decision
that will have future consequences. You want to make sure
that the transaction has you protected as much as possible
from the horror stories that you may hear when buyers learn
too late that they should have done something differently.
One of our goals is to always structure the purchase agreement
in such a way as to give our buyers every protective measure
and contingency that is reasonable and acceptable to all parties.
We accomplish this because WE DO REPRESENT YOU AS BUYER! We
will give you 110% of our professional expertise. We ask in
return only for your loyalty. Having said that, let us outline
for you the steps YOU should take.
1) Select Varallo and Wyatt, Realtors
as your Buyer’s Representative
2) Start the loan process by getting
a written pre-qualification/pre-approval letter prior to your
arrival to purchase a home - contact Monty Austell at maustell@franklinamerican.com
3) Make a list of specific parameters
(Don’t box yourself in too much)
a. Price range
b. General area
c. Minimal requirements
d. Desirable features
4) Provide time for Varallo and Wyatt
to preview
5) Schedule times to view selected properties
6) Discuss with Varallo and Wyatt the
positive and negative aspects of homes in which you have a
continued interest
7) Select one home to pursue
8) At this point, as your Buyer’s
Agent, we will analyze the immediate market of your selected
property including: average price per square foot of closed
comparable properties and active listings in the neighborhood,
average list price to sale price variance, average number
of days on the market, current inventory and economical aspects
affecting your purchase and future value
9) After discussion and consideration
of #8, we would structure and negotiate the purchase agreement
(From contract to closing is USUALLY 30-60 days on a resale
or adequate time of completion on new construction)
10) Schedule (home/radon/septic) inspections
(You select the inspectors but we will arrange access to home
& see that you get the reports faxed to you ASAP)
11) Remove contingencies as determined
by inspections within terms & conditions of the contract
12) Proceed with loan
13) Schedule and accompany you to the
final walk-through prior to closing
14) Closing (of course, we will be there
with you)
15) Live happily ever after!!!
